Abstract: Vail, Colorado's most expensive home is making a big splash on the market.

What is the most attractive feature of this magnificent residence? The suspended glass-bottomed swimming pool, of course.

For starters, that probably explains the $40 million price tag.

The design of this 75-foot pool includes a translucent vertical wall and a bottom which resembles a box with windows. Adjacent to a glass-walled floating staircase, these two design features allow for unobstructed views of the surrounding mountains.

Alitza Vagenknechtova of LIV Sotheby's International Realty is the listing agent.

This home, built in 2019, is an ultra-modern mountain retreat on an 8,801 square foot lot. It sits on a half-acre plot of land with only one owner.

Rather than the traditional rustic ski lodge with exposed logs, this space offers walls of windows, high ceilings, a separate lift with glass ceiling, multiple fireplaces and a white marble bathroom. The house has five bedrooms and nine bathrooms.

Biometric identification at the entrance to the house ensures privacy, while radiant floor heating is a truly luxurious perk.

"It took them three years to build it," says Vagenknechtova." It has stunning [Vail] mountain views."

As well as the striking glass pool, the property boasts a luxurious indoor spa and sauna, whirlpool and waterfall.

A split-level roof deck - with a pergola and glass walls - provides access to the Colorado sun and can be heated for extra comfort.

A fire pit and outdoor fireplace take the chill out of cooler nights.

A four-car garage and covered parking for four cars are included, and there's even a car wash for DIY car washing.

While it's no secret that Vail attracts skiers, the town of 4,800 local residents is also attractive to buyers.

"It's a safe, affluent community," says Vagenknechtova, "and in the winter, it's closer to the ski slopes." Even if it's not 'ski in, ski out', it's only a five-minute walk."

Tucked away in a European-style village setting, this part of Vail Valley is a 30-minute drive from Eagle County Regional Airport.

"It's charming, quaint, not modern, but sophisticated," says Vagenknechtova." Once you get into the village, you don't need a car."

She thinks the next owner may be attracted to the luxury potential of a home-away-from-home lifestyle.

"It's like a resort," says Vagenknechtova." If they don't want to leave, they don't need to leave. That's the client who doesn't want to go into the pool or the sauna, where there are 20 other people."
